1 Company Profile / Introduction
Nice to meet you. We are Sun R Co., Ltd., and we handle consultations for renovation and repair work. Our company provides consultation and support for renovation, repair, and interior work for residential properties, investment properties, and rental properties. We will carefully review your requests, property conditions, budget, and schedule, and support you in a way that is as clear and comfortable as possible.
How we communicate
Regarding English communication, we may sometimes find it difficult to accurately understand or respond immediately in spoken English. Therefore, in order to avoid misunderstandings, we mainly communicate through chat-based messages using translation tools. When an on-site meeting or confirmation is necessary, we can use voice translation support such as translation apps or ChatGPT. We will do our best to explain Japanese construction procedures, building rules, and business customs clearly and carefully.

2 Working Together with Pocket Estate (Adestar Inc.)
Many of our clients are introduced to us by Adestar Inc., the company behind “Pocket Estate,” which supports international investors from property purchase through to property management. For clients who purchased their property through Adestar Inc., we take over the necessary property information and background from Adestar, with your consent. This means you do not need to repeat the same explanations, such as the background leading up to your purchase, and you can move smoothly from your property purchase to the renovation consultation. Once the information is handed over, we at Sun R will take responsibility for the renovation, repair, and interior work, so please contact us directly with any requests. If any additional confirmation is needed, we will contact you directly.
4 Important Notes
Building rules and applications
In Japanese apartments and buildings, there may be building rules such as management regulations, construction application requirements, permitted working hours, noise restrictions, and common-area protection rules. Depending on the construction details, prior application to and approval from the building management company, the owners’ association, or the building owner may be required. If such approval cannot be obtained, or due to conditions set by the building, the work may need to be changed or postponed, or may not be able to be carried out.
Site inspections and estimates
A site inspection is carried out to confirm whether the work is possible, the approximate cost, the necessary work, and the construction conditions. Carrying out a site inspection does not guarantee that an estimate can be prepared, that the work can be carried out, or that the work can be done exactly as you request. Depending on the building structure, management regulations, equipment conditions, the availability of materials and products, legal or safety reasons, or the availability of partner contractors, it may not be possible to prepare an estimate or carry out the work.
Unexpected conditions and additional costs
In renovation work, issues that could not be confirmed in advance may be discovered after demolition or after construction begins, such as problems with the existing plumbing, electrical wiring, substrate conditions, structural conditions, deterioration, water leaks, mold, or asbestos. In such cases, additional work, specification changes, schedule changes, or cost changes may become necessary. If additional costs are required, as a rule we will explain the details in advance and proceed only after receiving your approval.
Schedule changes
The construction schedule may change due to material or equipment delivery times, the availability of craftsmen and partner contractors, building-side application approvals, weather, traffic conditions, or unexpected site conditions. Also, depending on the availability of partner contractors or specialists, it may be difficult to adjust the schedule to your preferred dates. If there are any schedule changes, we will contact you as soon as possible.
Point of contact
Please direct all questions, change requests, complaints, cancellations, and any other communication regarding renovation work to our company or to a contact point designated by us. We kindly ask that you refrain from directly contacting, filing complaints with, negotiating with, or making demands to referral sources, business partners, partner contractors, or other external parties, and from making inappropriate posts on social media or review sites or other actions that could damage their reputation. If such actions cause damage, business disruption, or harm to the reputation of our company, affiliated companies, partner contractors, or third parties, we may take necessary measures, including termination of the contract, suspension of our services, or claims for compensation.
Cancellation and postponement
If you cancel or postpone for your own reasons after work has begun — such as a site inspection, preparation of an estimate, ordering of products or materials, arrangement of craftsmen or partner contractors, or confirmation of the construction schedule — you may be asked to bear costs that have already been incurred or arranged, including outsourcing costs, material costs, administrative fees, and other reasonable costs incurred under the contract. For cancellations after work or construction has begun, costs that have already been incurred may not be refundable, depending on the contract terms and the progress of the project.
Site inspection fee
The site inspection fee covers the on-site confirmation, the hearing of your requests, the review of construction feasibility, and the confirmation of approximate costs. Even if, as a result of the inspection, the work cannot be carried out, an estimate cannot be prepared, or your requests cannot be met, the site inspection fee is, in principle, non-refundable.
Consumption tax
If a price is shown excluding tax, Japanese consumption tax will be added separately.
Laws and contract terms
If the transaction is subject to cooling-off or other rules under Japanese law, such as in the case of door-to-door sales, the provisions of the law will take priority. If there is any difference between this guide and an individual contract, estimate, invoice, or other agreed document, the individual contract or other agreed document will take priority, unless otherwise clearly stated.
Facebook page
Our official Facebook page is the main contact point for inquiries. When you send us a message there, we will guide you to an inquiry form where you can enter details about the work you would like to do. We would appreciate it if you could fill in the form, as it helps us understand your request and respond smoothly.
Communication policy
· To avoid misunderstandings, our communication is basically chat-based, using translation tools.
· For on-site meetings, we can use voice translation apps such as ChatGPT. Alternatively, even if you cannot be present, we can handle the on-site visit by installing a key box at the property, provided we are able to hold the key.
· For clients who purchased their property through Pocket Estate (Adestar Inc.), joint meetings with Pocket Estate can also be arranged when needed.
